5 Simple Things That Can Make Your Home More Appealing to Buyers

5 Simple Things That Can Make Your Home More Appealing to Buyers
You don’t always need to undertake a major renovation to make your home more appealing to buyers.

In the Tocumwal, Cobram, Barooga and wider Murray River region, buyers are looking for homes that feel well cared for, practical and ready to enjoy. Whether your property is attracting a local family, a first-home buyer, an investor, a retiree or a buyer relocating from Melbourne or further afield, presentation can make a significant difference.

When preparing to sell, it’s easy to start thinking about the big jobs.
Should we renovate the kitchen? Replace the bathroom? Repaint the entire house? Redesign the garden?
Sometimes those improvements are worthwhile.
But often, the best place to start is much simpler.
Here are five things I recommend considering before spending heavily on renovations.

1. Do: Make a strong first impression

The first impression of your property starts well before a buyer walks through the front door. It starts with the street appeal, the driveway, the garden and, increasingly, the first photograph they see online.

For properties around the Murray River region, outdoor presentation can be particularly important. Buyers are often attracted to the lifestyle that comes with living in Tocumwal, Cobram, Barooga and surrounding areas, so your outdoor spaces should help showcase that lifestyle.

Consider:
Mowing and edging lawns
Trimming overgrown gardens
Cleaning paths, driveways and entertaining areas
Removing weeds and unnecessary clutter
Freshening up garden beds
Cleaning windows
Making the front entrance welcoming
Tidying sheds, garages and outdoor storage
Making pools, entertaining areas and yards look inviting

You don’t necessarily need to redesign the garden.
Sometimes a good clean-up is all it takes.

2. Do: Fix the things you’ve learned to live with
Every home has those little jobs that have been sitting on the list for months.

The dripping tap.
The loose door handle.
The cracked tile.
The sticking door.
The scuffed wall.
The broken light fitting.
You might barely notice them anymore.
A buyer will.

One small maintenance issue won’t necessarily influence a buyer’s decision. But when several start to add up, they can create an impression that the property hasn’t been fully maintained or that there may be more work required than initially apparent.

Before going to market, walk through your home with fresh eyes.
Better still, ask someone who doesn’t live there to walk through it with you.
Write down everything they notice.
Then work through the list.
A few hundred dollars spent on minor maintenance can sometimes have a greater impact than thousands spent on a renovation that buyers may not value in the same way you do.

3. Do: Create a sense of space

You don’t need to knock down walls to make a home feel bigger.
Start with what’s already there.
Look at your furniture, decorations and belongings and ask:
Does this room feel as spacious as it could?
Consider removing furniture that isn’t essential, clearing kitchen benches, reducing the number of decorative items and organising cupboards and wardrobes.
This is particularly important when your property is being photographed.
A buyer scrolling through property listings needs to be able to quickly understand the layout, proportions and potential of your home.
And remember buyers open cupboards.
Overfilled wardrobes and crowded storage areas can make a home feel like it doesn’t have enough storage, even when it does.
Decluttering isn’t about making your home look empty.
It’s about allowing buyers to see the space that’s actually there.

4. Do: Refresh before you replace
If parts of your home look tired, don’t automatically assume they need to be replaced. Sometimes a relatively simple refresh can make a substantial difference.
Depending on the property, this might include:
Fresh internal paint
Professional carpet cleaning
Freshening tired flooring
Updating light fittings
Replacing dated handles
Cleaning grout and bathrooms thoroughly
Improving outdoor entertaining areas
Replacing tired curtains or window furnishings
Giving kitchens and bathrooms a thorough clean

The important question is:
Will the improvement make the property more appealing to the buyers you are likely to attract? This is where local market knowledge can be valuable.
A renovation that makes perfect sense for one property may not make financial sense for another. Before committing $30,000, $50,000 or more to a renovation, speak with your local agent about the likely buyer for your property and what competing properties are offering.
Sometimes the answer is renovate.
Sometimes it is simply clean, repair and present it properly.

5. Do: Help buyers imagine themselves living there
Selling a home isn’t simply about showing buyers what the property looks like.
It’s about helping them understand how the property could work for their lifestyle.
This is particularly important across the Murray River region, where buyers can be purchasing for very different reasons.

A family might be looking for space for the kids.
A retiree may be focused on low-maintenance living and proximity to the river, golf, shops and services.
A Melbourne buyer may be looking for a weekend escape.
An investor may be looking at rental appeal and long-term practicality.
Your presentation should allow each buyer to see the possibilities.
Make sure rooms have a clear purpose.
A dining area should look like somewhere people would enjoy gathering.
A spare bedroom should feel like a genuine bedroom or flexible space.
An outdoor area should look like somewhere you could relax, entertain or enjoy the Murray River lifestyle.
You don’t need to completely style your home.
Sometimes it’s simply about removing excess furniture, reducing personal items, adding fresh linen and making each room feel inviting.

Before You Spend a Dollar…
Take a walk through your property as though you’re seeing it for the first time.
Ask yourself:
What would I notice?
What looks tired?
What’s distracting?
What could make the home feel brighter, cleaner or more spacious?
What would I notice if I were comparing this property with three others online?
And most importantly:
What will a buyer notice?

This is where an experienced local agent can provide valuable perspective.
Before undertaking major work, I recommend having a conversation with your agent about your property, the current competition and the type of buyer you are likely to attract.
At Kerr Real Estate, our knowledge of the Tocumwal, Cobram, Barooga and wider Murray River market allows us to look at presentation from a buyer’s perspective, not simply tell you to renovate because it sounds good.
The goal isn’t to create a perfect home.
The goal is to present your home at its best and make sure buyers can see its value.

The Simple Rule
Before you renovate, replace or redesign, ask yourself three questions:
Will this make the home more appealing?
Will buyers notice it?
Is it worth what I’m spending?
Sometimes the smartest improvements are the ones that don’t require a builder at all.
Clean it. Fix it. Freshen it. Declutter it.
Then let buyers see your home at its very best.
