| Hello Grace, One of the most common questions I hear from sellers is: “We’ve received really positive feedback… so why hasn’t anyone made an offer?” It’s a fair question, and one that can be frustrating when your home has been presented beautifully and inspections have been well attended. The reality is that positive feedback is encouraging but it doesn’t always translate into an offer. After an inspection, buyers often comment on the features they love. They might mention the modern kitchen, spacious backyard, natural light, or how immaculately the home has been presented. Many will even say they can picture themselves living there. Then the weekend passes, and no offers are made. In most cases, buyers are being genuine. If they say they like your home, they probably do. However, admiring a property and making the decision to purchase are two very different things. Buying a home is one of the biggest financial and emotional decisions people make. Buyers are often comparing several properties at the same time, considering their budget, weighing up locations, and thinking carefully about whether the home represents the best long-term fit for their lifestyle. Sometimes another property suits their needs a little better. Sometimes they’re uncertain about value. Other times, they simply aren’t ready to stop looking. This is where honest buyer feedback becomes incredibly valuable. Rather than focusing solely on the compliments, I look for the patterns. What are buyers consistently saying? Is there a concern around presentation, pricing, floorplan, or competition from other properties currently on the market? More often than not, it’s a combination of smaller factors rather than one obvious issue. Understanding these trends allows us to make informed decisions and adjust our strategy where needed, giving your property the best opportunity to attract genuine buyers. The next step is identifying what, if anything, is preventing interested buyers from becoming committed buyers.
