| Five Things to Do Now If You’re Thinking About Selling Before Christmas If selling your home before Christmas is on your radar, now is the time to start planning. The final months of the year can move quickly, particularly across Tocumwal, Cobram, Barooga and the surrounding Murray River region, where spring and the lead-up to Christmas can bring increased buyer activity. Selling a property is about much more than putting a “For Sale” sign in the front yard. The right preparation, timing and strategy can make a significant difference to how smoothly the campaign comes together. Here are five things I recommend doing now. 1. Have a conversation about your property You don’t need to be completely committed to selling before speaking with me. An early conversation gives us the opportunity to look at your property, discuss current buyer activity, review recent comparable sales and talk honestly about where your home sits in today’s market. It also allows us to work backwards from your preferred settlement date and establish a realistic timeframe for preparation, photography, marketing and going to market. There is no obligation to list, sometimes the most valuable first step is simply knowing where you stand. 2. Find out what is worth doing and what isn’t When preparing a home for sale, it’s easy to start thinking about renovations, new kitchens, painting, landscaping and every little job around the property. But not every improvement will necessarily add value or improve your result. Before spending money, let’s talk about what buyers are likely to notice and what may simply cost you time and money without providing a meaningful return. Sometimes the most effective preparation is surprisingly simple: Freshening up tired paintwork Tidying gardens and lawns Completing small maintenance jobs Cleaning windows and outdoor areas Removing unnecessary clutter Improving presentation rather than undertaking major renovations The objective isn’t to make your home perfect, it’s to present it at its best. 3. Start decluttering early Don’t leave this until the week before your photographs. Start with the areas you use least and gradually work through the home. Put away excess furniture, seasonal items, personal belongings and anything that makes rooms feel smaller than they actually are. Decluttering helps in two important ways. Firstly, it makes photography and inspections much easier to prepare for. Secondly, it allows prospective buyers to see the home and its potential, rather than being distracted by everything currently inside it. If you’re planning to sell, starting now means you can take your time rather than trying to clear everything in a few days. 4. Get your gardens and outdoor areas ready for spring For properties across our region, outdoor living can be a major part of the appeal. Whether it’s a backyard entertaining area, established gardens, acreage, a pool or simply a great lawn for the kids and family, buyers want to see these spaces looking their best. As spring arrives, consider: Pruning and shaping established plants Removing weeds Tidying garden beds Mowing and edging lawns Cleaning entertaining areas Clearing gutters and outdoor areas Removing unnecessary garden clutter You don’t need to create a magazine garden. Clean, tidy, healthy and well-maintained is often enough to create the right first impression. 5. Start planning your campaign Once you know what preparation is required, the next step is planning how your property should be presented to the market. This is where having a clear strategy becomes important. We can discuss: Professional photography and video Floor plans and property presentation Digital and social media marketing Buyer database campaigns Interstate and metropolitan buyer exposure Open homes and private inspections Auction, Private Sale or Expressions of Interest Pricing and positioning Your preferred settlement time frame At Kerr Real Estate, our reach across NSW and Victoria gives us the opportunity to put your property in front of buyers from both sides of the Murray as well as buyers looking to relocate from further afield. The earlier we start planning, the more options you have. Don’t leave it until December If you’d like to be sold and settled before Christmas, December is not the time to start thinking about selling. Preparation starts now. You don’t necessarily need to put a sign in the front yard tomorrow. But getting the right advice early can give you greater control over your timing, presentation and marketing strategy. If you’re considering selling in Tocumwal, Cobram, Barooga or the surrounding Murray River region, I’m always happy to have a confidential conversation about your property and your plans. Thinking of selling before Christmas? Let’s start with a conversation. Local knowledge. Straight advice. A strategic approach to getting your property sold.
