Why Buyer Behaviour Matters When Selling Your Property

Why Buyer Behaviour Matters When Selling Your Property
When you’re selling your home, it’s natural to focus on the numbers.
What did the property down the road sell for? Are prices rising? What is your property worth today?
These are all important questions. But there is another piece of information that can be just as valuable, what are buyers actually doing when they inspect your property?
Are buyers attending your open homes?
Are they taking their time to look through the property?
What questions are they asking?
Are they returning for a second inspection?
Are they discussing making an offer?
These behaviours provide valuable insight into how the market is responding to your property.

The difference between interest and action
A property can attract plenty of inspections but still fail to generate an offer.
That can be a sign that buyers like the property but aren’t convinced they’re getting the right value. It may come down to price, presentation, features, condition or how your property compares with other homes currently available.
Alternatively, if enquiry is low and inspections are limited, that can tell us something different. The important thing is understanding why buyers aren’t taking the next step.

This is where experience matters
As your agent, my role isn’t simply to tell you what I believe your property is worth.
It’s to listen to the market and interpret what buyers are telling us.
Every enquiry, inspection, conversation and piece of feedback forms part of the bigger picture. Sometimes one open home doesn’t tell us much. But when we look at the pattern over several weeks, buyer behaviour can provide a very clear indication of how your property is positioned in the market.

Listen to the market, not just the headlines
The property market isn’t simply about what prices are doing across a suburb or region. Your property has its own market.
The buyers who inspect it, the questions they ask and the actions they take can tell us more about your campaign than a headline about the broader market ever could.
Ultimately, every market has buyers.
The key is understanding what those buyers want, what they’re prepared to pay, and what will encourage them to act.
That information is incredibly valuable when you’re selling.

Thinking of selling?
If you’re considering selling your property in Tocumwal, Cobram, Barooga or the surrounding Murray River region, I’d be happy to provide an honest appraisal of your property’s current position and discuss what today’s buyers are looking for.
