| One of the most frustrating things for a seller is hearing a buyer say: “We absolutely love the property.” They walk through the home, ask questions, talk about where their furniture might go and perhaps even start imagining themselves living there. Then… nothing. No offer. No phone call. Sometimes, no further contact at all. So, what happened? The simple answer is that liking a property and being ready to buy it are two very different things. Interest doesn’t always mean intent Buying a home is a significant decision. Buyers aren’t just deciding whether they like the kitchen, the backyard or the location. They’re also considering: – Is it within our comfortable budget? – Is this the right time for us to buy? – Does the property suit our lifestyle and future plans? – What other properties should we compare it with? – Will we need to renovate or spend additional money? – Is the price right for what we’re getting? – Does everyone involved in the decision agree? A buyer can genuinely love your home and still decide it isn’t the right property for them. Sometimes the reason is practical. Perhaps the layout doesn’t quite work for their family, the commute is longer than expected or they realise the improvements they want to make will cost more than anticipated. Sometimes it’s financial. They may love the property but simply aren’t comfortable stretching beyond their budget. And sometimes, they’re just not ready to make a decision. This is where good buyer feedback matters When you’re selling, it’s easy to become focused on individual comments: “They loved it.” “They thought the price was too high.” “They said they’d think about it.” But the real value comes from looking at the patterns. Are multiple buyers raising the same concern? Are buyers consistently comparing your property with another home? Are they interested but hesitant about the price? Is there something about the presentation, condition or layout holding them back? Or are they simply still working through their decision? These are very different situations and each requires a different response. Interest gets buyers through the door, intent gets them to act One of the most important distinctions in a successful sales campaign is understanding the difference between interest and intent. Interest creates inspections. Intent creates offers. As your agent, my role isn’t simply to report that someone “liked the property.” It’s to understand why they liked it, what is stopping them from taking the next step, how serious they are, and what may need to happen to turn that interest into action. That information can help us make better decisions throughout the campaign. Don’t assume a buyer is lost A buyer who doesn’t make an offer today isn’t necessarily a buyer we’ve lost forever. They may need to inspect another property. They may need to speak with their partner or family. They may need to organise finance. Or they may simply need time to decide. I’ve seen buyers inspect a property, walk away, consider their options and ultimately come back because they realised the home they initially liked was actually the one they wanted. Selling isn’t always a straight line from inspection to offer. Sometimes the buyer needs to build enough confidence to make that commitment. Your agent’s job is to understand the difference For a seller, buyer feedback should be more than a list of comments after each inspection. It should help answer the bigger questions: – Are we attracting the right buyers? – What is stopping them from making an offer? – Is the price creating hesitation? – Is there something we can improve? – Are buyers comparing us with another property? – And what can we do to create greater confidence and urgency? That is where experience, local market knowledge and consistent communication become important.
